The Unending Adornment

It is just around the corner, with more than a little imagination you can see its potential. You start looking for interior walls, ceiling or perhaps a kid's bedroom. Though all the rooms were tiny, the house should actually be large enough. This is really a nice dwelling where our kids could grow. First, bathrooms need renovation and redoing every square inch.

Simple Steps to Reduce Cooling and Heating Bills

As a homeowner, there are many Simple steps to reduce cooling and heating bills. Most of them are free and can be implemented right away. Others may require a small once off fee. By combining all the steps, you are sure to save as much as twenty percent. Additionally, you could benefit from the environmentally friendly features many of these steps offer. Most steps are simple to follow and others require basic Do-It-Yourself skills.

1. DUCTWORK: Some homes use ductwork to transport air that is heated. However, if your ducts are not connected properly, you could lose much of the heat before it reaches the vents. Insulate the ducts properly by looking for obvious places in the crawlspaces, attic and basement where they may have become disconnected or where pipes have become pinched. This blocks the flow of your warm air. Gaps may be repaired with aerosol sealant of metal backed tape. You can also swaddle the pipes and the water heater, particularly if it is located in a cold room.

2. THERMOSTAT: By turning down your thermostat by ten degrees, you could save a small fortune. It is estimated that you can save 3% for each degree by which you turn down the temperature. The suggestion is that this be done for 16 hours per day. If you do not want to do this manually, you could invest in a smart thermostat, which can be set to take care of it on your behalf.

3. FANS: A fan should only be used while it is performing its duty. A high-energy fan in the bathroom or kitchen can expel the warm air from an entire household. It is suggested that you turn it off immediately once the job is done.

4. FIREPLACE: If you use a fireplace, keep the damper closed and limit the use thereof. A fire sucks the heat from a room, as heat rises. Close the windows and doors of rooms that are used seldom and shut the inside vents.

5. DOORS AND WINDOWS: You can retard heat from escaping from your rooms by drawing the curtains when the sun sets. Opening the curtains or shades to let the sunlight in will warm your spaces with natural solar radiation, making your home sunny and warm.

Most houses, particularly the older ones, have small gaps in areas around doors and windows in particular. If you have a few gaps, it could add up to a lot of cold air entering your home, requiring that you need more heating solutions to warm up the home. This increases your heating bill.

Alternatively, you can purchase a few low-cost items and repair the gaps. Caulk or tacky rope caulk can be used for these spots. Weather stripping is available for the movable joints. It is a small initial outlay, which will save you up to ten percent on your heating bill. To find these leaks, you can hold a candle or stick of incense to the areas that are most drafty. You will soon see the direction of the draft.

Door sweeps are very cheap, yet they are highly effective in closing spaces under doors. If you have electrical outlets in the outer walls of your home from where cold air enters, you can buy outlet gaskets at about each.

Double-paned windows are more expensive, but they make a big difference. Check out for a window with an e rating. If a clear view is not that important, you can apply plastic films to keep windows from rattling and to curb drafts. This is known as winterizing your windows and is cheaper than installing storm windows.

6. AIR FILTER: A blocked air filter can reduce the efficacy of your furnace. This process is reasonably straightforward and included in the user guide from the manufacturer. You should keep your heating and cooling system in check by maintaining it regularly. If it is older than 15 years, you may want to consider replacing it as it may be costing you more to run than what you save.

These tips are all free or low cost ways of saving on heating or cooling. Some homeowners feel that you have to spend money to save money and options do exist for them too.

Different Curtain Styles for Different Home Designs

The basic role of curtains has shifted over the years. They are still used in part for their original purposes, privacy, insulation, soundproofing and light control. However, with the advances made in glazing technology, these functions are no longer so important and all window coverings have taken on a more decorative role.

Although the words are often used interchangeably, there is a distinct difference between curtains and drapes. Drapes tend to be more formal, floor length affairs, with a heavy lining, that can be opened and closed with a pull cord. Curtains are their less formal relatives, often made from a lighter fabric, with or without lining. They are generally suspended by hooks, rings or even tab tops from a pole, and are opened and closed by hand. While drapes are usually stand alone, curtains can be used with blinds or shades, and in this case are sometimes tied back permanently to the window edge and never closed at all.

If you are choosing curtains as part of your home design project, you should consider three basic types. Panels are the simplest and most often used, being basic panels of material, hemmed top and bottom, gathered at the top to produce soft folds, and hung by hooks or rings from a pole.

Café curtains are an alternative style, hung from the centre of the window on a wire or cord, leaving the upper part of the window exposed. As well as decoration, this style provides privacy for people sitting near the window, whilst letting in light at the same time. These can generally be found in kitchens and breakfast rooms.

Tiered curtains are the third option. These are hung in such a way that a base panel covers the bottom half of a window, and a top panel, protruding further from the wall, covers the top half and overlaps the base panel. This is a decorative feature, rather than having a practical use, although you could tie back the upper panels to let in light, while maintaining some privacy.

You should consider the most appropriate length for your curtains. Some can sit just above the window sill, giving the impression of fitting neatly into the window space. These are ideal when you have a radiator under the window, so you don't lose all the heat up through the window behind the curtain. If you want your curtains to rest just below the window ledge, be sure your curtain pole is mounted far enough from the wall to ensure that curtain can hang freely and does not touch the window sill. Floor length curtains should finish just before the floor so they don't drag. If they touch the floor they will become dirty very quickly and may be stood on and ripped.

Finally you should determine if you need your curtains lined or not. Lining can add considerable expense you your curtains, but it is worthwhile if you need the extra privacy, insulation or soundproofing that lined curtains can provide. You can also buy interlined curtains, with a third panel of insulation fabric between the curtain itself and the main lining. Lining can also make your curtains hang better if they are made from a lightweight material.

Staging Houses in Real Estate Investing

Three years ago, houses were selling fast. Anyone could get a mortgage, and interest rates were low. Now interest rates are still low, but it's hard to get a mortgage. So, you do have to take a little more time to sell your houses.

Now, there are some types of deals that you might want to stage, and some you might not have to. For example, wholesale deals where you sell to other investors, those you probably don't have to stage as well. Of course, you do want to make them look good so it looks like it won't need so much work. An experienced rehabber will know what he's going to have to do, anyway, after walking through the house.

The houses I am talking about are the ones that you are selling to the public, a retail buyer who is going to move in and buy the house. If you have a house that you are putting up for auction, or you have a house that you have an option, doing a retail flip, or if you are a rehabber and you just renovated a house, and you want to make it look good to sell, you might as well make it look the best it can.

When you are staging a property, you always want to appeal to the senses. You want to make it smell, sound, look, and feel good. A home is a home. It has to be warm, comforting, and inviting.

First, let's talk about what you see. The kitchen and bath are especially important to the ladies. Everybody knows that the kitchen and bath are usually what sells a property. Put some towels up, hang them on the racks, fold a towel and leave it out by the sink. Put some bowls or wooden spoons out on the stove. In my smaller properties, I leave a box of dishwasher cleaner on top of the dishwasher, put some detergent by the sink, make it look like you have taken the extra care to make sure the place is clean. Appeal to their senses in the kitchen. Decorate it a little bit so it's not a big long empty countertop area. Maybe put a little rug in front of the sink, so it feels a little bit warmer. In the bathroom, do the same thing, put a little rug in front of the sink, as well in front of the bathtub. Hang a shower curtain as well, as well as putting towels in there. Also, make sure there is toilet paper on the roll. You can also put some handsoap and perhaps a cup on the sink. You want to make it look inviting.

On the front porch, it's a good idea to put a welcome mat out, as well as a little throw rug in the foyer, perhaps. If there are sliding doors in the kitchen, it might be a good idea to put a throw rug in front of the doors.

As for the living areas, if you have a fireplace, it might be a good idea to put a picture frame on the mantle with the picture that comes with it. Fireplace tools are a good idea as well. It makes them imagine what it would be like with a nice warm fire going, while sipping a cup of tea. A fake plant or two by the fireplace or other living area space would be great as well. Buy some neutral rug runners and you can put them in a long hallway in the house. You don't want them hearing an echo in a long hall. It sounds and looks better. If you have some extra pictures, hang some big pictures up as well.

In the bedrooms, I don't do a lot, but here are some tips. For the kids' rooms, you can find those rugs with kids' designs on them, perhaps a basketball-type one for the boys' room and leave a basketball there, or even go with a baseball theme. For a girls' room, you can put a Disney princess-type rug down and place maybe a rocking chair with a little crown on it, it would really make it look inviting. And when the kids check out those rooms, they come out asking if this room can be theirs. You want them to assume what it would be like if they were living in their house.

As far as furniture goes, there are many options. You can go ahead and fill the whole house, if you like. You can go to Court Furniture or Aarons, as well. If you want to put a bed in the master bedroom, that would be great with throw pillows and end tables and a lamp. For the living room, you can put in a couch with a table and a lamp on either side with a matching chair is excellent. For the dining room, a table with 4 chairs and maybe some flowers in the middle, that would be great. I know it's some extra work, but these companies will come out and set it all up for you. When you think about it, 9 or 0 a month is less than making additional mortgage payments. You want people to imagine what it would be like living there.

To make it sound better, you can also put a radio upstairs and downstairs with the same station on with some inviting music as they are walking through. During an Open House or when you know people are coming over, brew some coffee and perhaps make some cookies so it smells like home.

Open all of the blinds and turn on all of the lights so that it's bright, airy, and open. If it's a nice day, open the windows a bit so that they can hear the birds and nice outside noises. It helps to make a nice overall feel to the house.

Photographing Bathrooms for Real Estate Marketing

Of all the rooms, baths are often the most neglected in photographs. However, wonderful pictures of the modern retreat can portray the best in modern conveniences of a newer home. Older homes may have upgraded baths that make a home more attractive. And sometimes baths are just plain fun.

Baths have attributes that make them unique for photographing and can make them easier or more difficult. Some of the aspects that make them more difficult include the following:

  • There can be a lot of mirrors which makes it hard for the photographer to stay out of the image.
  • Older baths can be narrow or "tight" spaces, making it difficult to back up adequately to photograph the entire bath.
  • Two room baths (a sink area and a bath tub/toilet area) can make proper exposure for both rooms at the same time more difficult

The good news is that there are also features of bathrooms that can make them easier to photograph:

  • Mirrors help to bounce the light around and the roooms are usually smaller making it much easier to completely brighten the room with artificial flashes.
  • The shiny metal and clean surfaces can make for a very appealing and interesting photograph, especially if there is some color added.
  • Often the bath photo is a smaller photo on the brochure because of its reduced importance, and this gives room for being less than perfect.

Here's a list of staging pointers that can really help prep a bathroom for photographs:

  • Always turn on all the lights
  • If the bath tub has a curtain or the shower has frosted glass, open up the curtain/doors if the fixtures within are attractive.
  • Make sure to remove clutter like shaving cream, shampoo/conditioner, razors, etc.
  • If there are candles that can be lit, light them.
  • Make sure that the towels on the towel rack are either neatly presented or removed.
  • LOWER the toilet seat if it will be visible in the photo!
  • If the fixtures are not so shiny and can be made prettier with a quick wipe down, then wipe them down.
  • Turn down the flash power - you won't need it in a small room.
  • If the bath has two rooms, make sure to place a remote flash in back part of the bath.

A SPECIAL NOTE ABOUT SHOOTING WINDOWS: If you plan on doing this kind of window cut/paste, let me give you an important suggestion. If you decrease the light to 20% of the previous light and take the photo, the room is going to go dark. What does that mean? It means the frame around the window is going to go dark and it means that the window blinds are going to look dull grey. This is of course not going to look very good and will hurt your final image. How do you fix this? You can shoot your flash right at the window, fully illuminating it. This might cause a hot spot that you need to edit away. You can also set up a slave flast to the far side pointed right at the window. Then aim your flash over at the slave, and the slave fires illuminating the window. This will help to eliminate the hot spot.

In general, it is important to consider the angle that you are at with respect to mirrors and what is being reflected in them. Position flowers so that they reflect in the mirror and you get an even bigger spot of color! Close doors that will look like dark holes. Consider the reflection of the shower fixtures in the glass doors. Be careful about where you bounce your flashes to minimize hot spots.

Pelmets are in vogue and really change the whole appeal of the curtain and give the room and window a distinctive look. Odd Shaped Window - No Idea How to Dress it?

Make the rod or track around 30cm wider each side of your window. Rather than the usual 20cm. Then when you open your curtains don't push them back as far as you would normally.

Wide window causing a problem?

Window treatment ideas for this kind of window are to not set the curtains to wide off the window. Probably only 15cm at most. Even though you have a lot of fabric to stack back when they open. You can use tie backs to hold them off the window. Another option is to use a thinner fabric.

Another thing that works well to give the window height is a valance or pelmet. Only rather than the usual 20cm depth make it 30 -35cm deep and fix it higher on the wall. So with the curtains not set to wide and a deeper top treatment this gives the illusion of a squarer window.

It's a good idea to make a quick sketch of the window and jot your sizes next to the places where you measured.

If someone is making the curtains for you just give them the sizes as measured. If your having a go at making yourself then (take a tranquilizer) you need to multiply all your width sizes by 2.5 to allow for gather.

Sometimes there is not enough room on the hinge side of the door for the curtain to stack back off the door properly. You can have the curtain draw back the opposite way as long as you have room to draw the curtain completely clear of the door.

If you only have a small space on the hinge side of your door and no room the other side. Then the best option is to have an eyelet curtain on a rod with 1.5 X width of the door. This will stack back into a very small space.
